Oklahoma Senior Valuation Freeze: Property Value Limitation Program

The Oklahoma Senior Valuation Limitation Program, also known as Senior Freeze, helps Oklahoma residents age 65 and older lower their housing costs by freezing the taxable value of their home. This helps prevent property taxes from increasing as home values rise. 

What is the Oklahoma Senior Valuation Limitation Program? 

This program keeps the amount of property taxes you owe from increasing by freezing the taxable value of your primary residence. As long as you remain eligible, the taxable value cannot increase above the frozen amount. The value may decrease in the future if market conditions change. However, major improvements to the home, such as adding a new room, can increase the frozen value. 

Am I eligible for the Oklahoma Senior Valuation Limitation Program? 

To qualify for the Oklahoma Senior Valuation Limitation Program, you must meet all of the following requirements: 

  • Be an Oklahoma resident 

  • The home must be your primary residence 

  • Be 65 or older as of January 1st of the current year 

  • All taxes must be current 

  • Have household income at or below the HUD income limit for your county for the previous year, as determined by your county assessor  

Note: Income limits vary by county and may change each year. To find the income limit for your county, you can use HUD’s income limit tool. Select Oklahoma, choose your county, and click “View County Calculations.” 

How do I apply? 

You must apply for the Oklahoma Senior Valuation Limitation Program through your local county assessor. The application must be completed by the qualified homeowner and filed between January 1st  and March 15th, beginning the first year you are eligible. 

In addition to the application, you may be asked to provide documents such as: 

  • Federal income tax return 

  • Proof of income (wages, Social Security, etc.) 

  • Proof of other household income 

  • Proof of property ownership 

  • ID showing age and residency 

If you are approved, you generally do not need to reapply each year, as long as the property ownership and use do not change and your household income remains within the limit. Some counties may require periodic income verification
