What is the Mississippi Homestead Exemption Program?

The Mississippi Homestead Exemption Program offers Mississippi residents a property tax break by reducing how much of your home’s value is taxed.  When the taxable value of your home is lowered, the amount of tax you owe also goes down.

In the state of Mississippi, there are different types of homestead exemptions you may qualify for, depending on your situation. Each exemption has its own rules, so it’s important to check which one fits your situation. To get this help, you must apply and meet the program’s requirements.

What Homestead Exemptions are available in Mississippi?

Mississippi offers different homestead exemptions based on your age, disability, or veteran status:

  • Regular Exemption: If you are under 65 and not fully disabled, you may qualify for the regular exemption. This gives you a credit of up to $300 on your property tax bill.
  • Additional Exemption: If you are 65 or older, or 100% disabled, you may qualify for the additional exemption. This exempts the first $7,500 of your home’s assessed value from property taxes, which helps reduce how much you owe each year.
  • Disabled Veterans Exemption: Veterans who are 100% service-connected disabled and honorably discharged, or who are age 90 and above, may qualify for a full exemption. This means they do not have to pay any property taxes on their main home.

How do I apply for the Mississippi Homestead Exemption Program?

To apply for the Mississippi Homestead Exemption Program, you need to go in person to your local tax assessor’s office between January 1st and April 1st of the tax year in which you want to apply. You will also need to bring the following documents with you:

  • A recorded warranty deed or other official document that shows you own the property
  • Social Security numbers for you, your spouse, and any co-owners
  • The price you paid for your home and land
  • License plate numbers for any vehicles you own or use
  • Proof of age for you, your spouse, and any co-owners
  • If disabled and applying for the additional exemption, you will need to bring proof of disability (TPQY or BPQY letter).
  • If you are a 100% service-connected disabled veteran, you will need to bring your VA Summary of Benefits letter.
