If you live in Louisiana and can’t find an insurance company willing to cover your home or property, the Louisiana Fair Access to Insurance Requirements (FAIR) Plan may be able to help. Part. of the Louisiana Citizens Property Insurance Corporation, this program offers basic property insurance to homeowners and businesses that are considered “high risk.” It ensures that everyone in Louisiana has access to at least some level of protection against unexpected damage or loss.
What kind of insurance can I get from the Louisiana FAIR Plan?
You can apply for two basic types of insurance through the Louisiana FAIR Plan:
-
Dwelling policy (for homes): This is basic property insurance that helps protect a house or building you own—especially if it is a rental, vacant, or does not qualify for regular homeowners’ insurance. It typically covers specific types of damage (called named perils), for example damage from fire, wind, hail, or vandalism. Some types of protection—like coverage for hurricanes, water damage, or other special situations—aren’t automatically included. You can add these through endorsements, which are optional extras that expand your coverage.
-
Commercial policy (for businesses): This insurance protects a business building and the things inside it—like furniture, equipment, or inventory. It helps pay for repairs or replacements if there is damage from events like fire, theft, or storms. Some policies also help cover lost income if your business must close for a short time due to the damage. Some business activities, like running a home daycare, require a special endorsement added to your homeowner policy to make sure you’re properly covered.
Who can get help from this program?
You may qualify for Louisiana’s FAIR Plan insurance if your home or other property is considered high risk. That could mean:
- It’s located in an area or condition where insurance companies may refuse coverage due to risks, such as older construction, prior claims, or severe weather exposure. The neighborhood has high crime, including break-ins or vandalism.
- The property is very old and has old wiring or plumbing that can be unsafe.
- You have been unable to get coverage in the regular insurance market.
- You have filed multiple insurance claims already (especially big ones).
The property you wish to insure must also be considered a “qualified property” meaning your home is residential, meets building codes, and is not used for farming, business, or illegal activities.
